1012 Route 50 -  Public Hearing Scheduled
Tax ID # 248-2-8.11
Applicant is looking for official approval for the existing 4-unit dwelling

Mr. Terry Fredericks bought this property in April. He states that he did not realize when he bought it the prior owner had made it into a one family, when it is really a four family. He is looking for a reclassification. He states there is more than enough parking for tenants. No tenants live there currently,
Mr. Vanvorst states they cannot approve without a complete application.  Additional info needed would be a survey and a septic inspection.
Mr. Chauvin (PB attorney) since no one ever submitted plans for a 4-unit years ago so site plan review is needed.
Mr. Fredericks states he will go and get the additional info needed to complete the application.
Public hearing opened at 7:37 and closed at 7:37.

Abele Woods Lot Line adjustment – Public Hearing Scheduled
Timber Creek Drive Tax # 249.67-1-20, 21, 29 & 25
Owner is looking to adjust common lot lines for existing lots 140-145

Duane Rabideau applying on behalf of owner to adjust lot lines for 6 lot lines for property on Timber Creek Drive.
This meets all the requirements for single family homes no change in the number of homes in the PUDD.
The reason for the change is a better layout.
Public hearing open and closed at 7:45.
Motion for lead agency and for SEQR determination passed
Motion for approval of lot line adjustment -passed unanimously

Kelly Minor Subdivision – Public Hearing Scheduled
Eastline Road Tax # 239.-2-7.11
Subdivide one parcel into two single family residential lots, creating 3 single family lots
Duane Rabideau representing the owner for a minor subdivision on Eastline Rd. There is a 15-acre parcel to divide into one lot of .68 acres, one lot 1.94 acres with remaining 12.43 acres to remain Mr. Kelly’s.  Mr. Rabideau states this is located in the Ballston Watershed overlay district, but the watershed goes to Round Lake.
Mr. VanVorst asks why this was not removed from the Ballston Watershed Overlay district? This must have been an oversight on someone’s part.  He also asks why these homes are designed with septic tanks when there is a sewer line for Kelly Farms. It is stated there is no sewer line, it goes into Chapel Hill.
Planning Board will need documentation that additional homes will be negatively impacted by stormwater management.

Zuppa Physical Therapy Site Plan Review/Special Use Permit
801 NYS Route 50; 257.10-1-64
Proposal for an expansion of 3,455± SF to existing building.

Kurt Bedore representing the applicant Angelo Zuppa for an addition to the building. Two other businesses on the property
Attorney Chauvin states the application was filled out by Dr Zuppa and he is not the owner of the property. They really need a revised document from the owner stating they are giving the applicant permission to do the application.
Mr. VanVorst states several months ago someone came in for a lot line adjustment and the applicant was not the owner of the property. They had discussed it, but the owner has not given his permission. It caused problems so the board is hesitant to move forward without revised documentation. They have a desire to do everything correctly.
Mr. Bedore will draft a letter and send to Dalia the next day. This will be added to Wednesday’s meeting.
