Town of Ballston Planning Board Notes – June 27, 2018
Old Business – Blue Heron Trail I and II, 800  Blue Heron Way - Public Hearing
Site Plan Review – Signage 2 Entrance signs – East Line Rd, and Route 67.
LEDs will illuminate each sign at night only, and landscape.
Unanimous vote to approve.  Noted that temporary signs such as “Leasing Soon” are not in keeping with the town code.

New Business – 1) Silo Point, 20 Mourningkill Drive, Public Hearing
Site Plan Review - modify approved plans to replace parking spaces with one 7-stall garage. 
No additional wetlands affected.  More marketable, country living desires covered parking vs. city life. 
Will relocate landscaping but this does not represent a decrease in the landscaping to be done. 
The demand is there for 40 2-bedroom units.  Pole lights would be used for parking areas, and residential illumination of sidewalks.
Corners of the building are closer to the billboards.  Audeliz Matias is concerned about density of the project.  The silo area may have a BBQ pit recreation area.  The north portion of the property will remain green.  “2D version looks better than 3D”.
The trash on the south end is not cleaned up yet.  It is supposed to provide a buffer to Route 50.   The builder was not intending to clear it except for undergrowth clearing and grading.  The builder prefers clearing and removing less, because “neighbors usually get frustrated when too much is done”.
The Town Board’s goal is to preserve vegetation and sees the merit of the opportunity to leave it alone.  Two Board members, Maher and DiPasquale can’t relate to it, so they have no opinion.  The builder will look it over – he is open to it.
Community resident from across the street at Beacon commented:  Pole lighting is already too much from the Beacon community.  Prefers the residential globe style for low illumination. 
Peter Solberg asked if garages would be heated (no), electrical power (yes) – one housemeter with a subpanel for the garage, for remote garage door openers.
All Planning Board members voted in favor of the garage with the relocation of ten trees from the east to the southern corner, with the exception of Audeliz Matias.
2) Curtis Industrial Park and Jay Scott Curtis LLC – Public Hearing- lot line adjustment of 6.7 acres from Industrial Park to Jay Curtis.  Unanimously approved.
